Rent arrears, termination notices and deposits are the three main complaints made to the Residential Tenancies Board.
It received one hundred and seventy thousands calls last year, a jump of 31%.
The RTB says it listens to both landlords and renters when they are disputing.
Director Rosalind Carroll says their decisions are fairly 50/50:
"We are an impartial organisation and we would look at all disputes based on the evidence that is put forward to us. We are there to protect both landlords and tenants in terms of implementing the law that is there so 53% of the cases would have gone in favour of landlords and 47% in terms of tenants."
