A row over deliveries at Phibsborough Shopping Centre has thrown the redevelopment into doubt.
The latest talks between the developers and Tesco have broken down.
The shopping centre was bought by MM Capital in 2016 with plans to redevelop it.
But talks between the developers and the anchor tenant Tesco have broken down.
The revamp was given planning permission last year.
Tesco says it told the developer at the start of planning that it would need access for its delivery trucks at the front of the store but claims the developer never included this in plans.
The developer says Tesco was given adequate notice to make alternative arrangements for deliveries to the rear of the store.
For now the future of the redevelopment looks uncertain.
