New Rules Aim To Cut Number Of Homes Used As Holiday Rentals

New short-term letting rules could see anyone advertising properties without planning permission fined €5,000 or jailed for six months.

The government is introducing new regulations, in the hope of bringing 5,000 homes back onto the market.

It could prove tricky for people wanting to advertise their properties on the likes of Air BNB and Booking.com.

"If you're letting a property which is not your primary residence. If you're letting the full property in a rent pressure zone, you must apply for planning permission," said Labour senator Kevin Humphreys.

With 10,000 people homeless across the country, it’s hoped the measures could release much needed housing into the market.

But Ireland is one of the most popular home-sharing destinations in Europe, with the typical Irish host earning around €3,500 per year.

"We generally welcome this move, and they're essentially about that planning permission will now be required for all short-term letting," said Threshold chief executive John Mark McCafferty. These short-let platforms, including AirBnB, market themselves on home-sharing -- we've no issue with that."
